How it works

If your rent is within 10% of the index average, no increase is allowed. 11–20% below: up to 5%. 21–30% below: 10%. 31–40%: 15%. More than 40% below: 20%. The landlord must give 90 days' notice before the renewal date; disputes go to the Rental Dispute Centre.

Formula

Gap = (index − current) ÷ index
Max increase = 0/5/10/15/20% by gap band

Worked example

Paying AED 80,000 where the index says AED 105,000 (24% below): maximum 10% → AED 88,000.
